HYKSOS
Precise construction estimating & takeoffs.
Trade takeoffs, full-construction BOQs and Class 3 Budget Estimates for subcontractors, builders and developers. Formwork, tiling, or the whole build. Whether you're tendering or testing feasibility, bring us in early.
Pre-construction cost certainty: two products, one outcome.
A number you can decide on before you've engaged a builder. Pick the Takeoff if you've got your own subbies and just need the measurement done; pick the Class 3 Estimate if you need a total $-figure with rates included. Single-trade takeoffs (tiling, formwork, concrete) are covered too: subbies use them to price tenders without the measuring marathon.
Full-Construction Takeoff
Quantities only. All trades, or a single trade on its own (tiling, formwork, concrete).
Class 3 Budget Estimate
Quantities + rates, total $-figure. For developers, owners and architects making cost decisions.
The takeoff that wins the tender, and survives the pour.
Formwork is where concrete projects make or lose their margin. Every cycle, every prop, every specified finish has a cost that standard estimating software rounds away. HYKSOS reads the drawings like a foreman, and builds a quantity model the site team actually recognises.
Scope of works
- Wall, column, slab & soffit formwork quantities
- Suspended slab tables, drop heads, props & bracing
- Column & core formwork cycles and re-use tracking
- Custom & feature-finish formwork with finish schedules
- Rebar and mesh supply / fix quantities (where required)

Engineering support, available through the same door.
Estimating remains our core service, but many clients need design and engineering alongside it. Through HYKSOS and our partner engineering practice we can coordinate the whole package, giving you a single point of contact from feasibility to the first pour.
Structural & Civil Design
Through our partner engineering practice we provide structural design and civil drawings for concrete and steel projects, from footings and retaining walls through to multi-storey suspended slabs.
Peer Review & Construction Support
Independent peer reviews and construction-phase engineering support, so the design holds up from approval through to the first pour. One point of contact across the whole package.
A process built for tender week.
Most jobs run three to seven business days end to end. Rush tenders can be turned around in 24 to 48 hours.
01. Brief & drawings
Send drawings, specs and any existing schedules. We confirm scope, timeline, and commercial sensitivity, often within the same day.
02. Quantification
We perform a measured takeoff directly from your drawings. Every quantity is traceable back to a marked-up PDF or model, with no black-box numbers.
03. Marked-up drawings & workbook
Every quantity is marked up on your drawings, then set out in a BOQ or estimate workbook structured trade by trade. Rates are applied from your own pricing book where provided, or available on request from our reference data.
04. Delivery & assumptions
The tender-ready pack lands in your inbox: marked-up drawings, the workbook, and a written assumptions and exclusions register so you know exactly what's covered.
Estimators who have stood on the deck.
HYKSOS was founded by a construction estimator with hands-on site experience and measured takeoffs across high-rise residential, commercial core & shell, and civil infrastructure projects, anchored in our Sydney HQ, delivered Australia-wide. That background is the reason our takeoffs read like a site plan and not a spreadsheet accident.
We stay focused on what we are measurably best at (formwork and construction estimating) while partnering with engineers and consultants to deliver the rest of the package when clients need it.
Independent. Subcontractor-friendly. No affiliations with formwork suppliers or formwork contractors. The number you get is the number we would have used if we were pouring the job ourselves.

What our clients say.
Charbel Dib · CYD FORMGROUP
“Don't bid the big ones without Marawan now. His numbers always hold up at construction stage. We've used him on jobs from $2M right up to a $50M tower. That's the real test for me.”
Rafaat Dayoub · TOPFORM
“Friday afternoon I sent him drawings for a tender closing the next Wednesday. Had the full takeoff and BOQ in my inbox Monday morning. Pricing checked out, we won. Use him on every tender now.”
Daniel · DANAM GROUP
“They read the brief properly which most don't. Twice now they've picked up scope gaps the architect missed before we tendered. Numbers held through construction too. Saves real money.”
Work that speaks for itself.
Civil tenders, full-construction takeoffs and formwork bills, measured the same way whatever the trade.
