Product 01 · Full-Construction Takeoff
Quantities only: you price the work. A full-trade BOQ structured the way builders actually use it. We measure every element across every trade except landscaping; you send those quantities to your subbies and collate the quotes the way you always have.
What you receive
- Builder-friendly BOQ: trade-by-trade quantities (m², m³, lm, kg, no.)
- All trades except landscaping: earthworks through to fit-out
- Element / level / room breakdowns where drawings support it
- Marked-up drawings showing what was counted
- One revision included if scope changes before tender close
Quantities only, no dollar total: you apply your own rates. Tender management and formal QS certification are separate services, quoted on request.

Product 02 · Class 3 Budget Estimate
Quantities + rates: a number to decide on. For the cost decisions you have to make before you can engage a builder: feasibility, pre-DA budget sanity check, DD-stage cost plan, due diligence on a site purchase. Rates come from Rawlinsons Construction Handbook combined with current market rate data on structure and concrete.
What you receive
- Class 3 Budget Estimate per AACE / AIQS
- Quantities + rates, total construction $-figure
- Element / trade breakdown of the total
- Rate basis: Rawlinsons Construction Handbook + current market rate data
- Engagement letter, schedule of inclusions / exclusions, 90-day validity

Before you send the drawings
Takeoff or Class 3 Estimate, which one do I need?
If you have your own subcontractors and rates and just need the quantities measured, the Takeoff. If you need a total dollar figure to make a decision, feasibility, a DA budget or due diligence on a site, the Class 3 Estimate. Send the drawings and say which decision you are making, and we will confirm the right one before quoting.
Do you work as an outsourced construction estimator?
Yes. HYKSOS is an independent estimating company in Sydney. Builders, developers and subcontractors use our estimating services per job, as their construction estimator or building estimator: we measure the drawings and hand back tender-ready quantities or a priced Class 3 budget, so nobody in-house has to stop pricing to measure. One fixed fee per job, quoted the same business day.
How is the fee worked out?
Every job is a fixed fee quoted from your drawings the same business day, based on the size of the drawing set and the trades involved. No hourly billing, and the fee is confirmed before any measuring starts.
How long does it take?
Full-construction takeoffs typically run 3 to 5 business days from a complete drawing set, Class 3 Estimates 5 to 7. Tell us your tender or decision date up front and we agree the delivery date in writing. Express turnaround is available.
Do you work outside Sydney?
Yes. Takeoffs and estimates are measured from your drawings, so we work Australia-wide. Sydney jobs get the benefit of local site and council knowledge, and interstate jobs are quoted on the same drawings with the same turnaround.
What if the drawings change after you start?
One revision is included if the scope changes before your tender closes. Larger changes, a new issue of the structural set for example, are quoted as a top-up before we re-measure.
Does this replace a bank or quantity surveyor report?
The estimate is built from measured quantities and current rates, so it works as your build budget. Where a lender or council requires a certified quantity surveyor report, we arrange it through our CPQS partner from the same quantities so the numbers match.
How do I check the numbers?
Every deliverable comes with marked-up drawings showing exactly what was counted, a basis of estimate stating the drawing revision measured, and a schedule of inclusions and exclusions. If a line looks wrong, call and we will walk through it on the drawing.
