Soil Test for a Granny Flat in Sydney

Every granny flat needs an AS 2870 site classification before footing design. Here's what happens on the day, what the report contains, and what it typically costs.

Why does a granny flat need an AS 2870 site classification before footing design?

A granny flat is a full structure sitting on its own footings, and the same rule applies to it as to a house: footings and slabs across NSW are designed to AS 2870, the Australian Standard for residential slabs and footings on reactive soil. Because a granny flat is usually smaller and lighter than the main dwelling, it's tempting to assume the footing design can be guessed or copied from a neighbouring job. It can't. The AS 2870 site classification is what tells the structural engineer how much the ground under that specific footprint is expected to move with moisture change, and that classification drives the depth and stiffness of the footings regardless of how small the building is. Skip it, and either the footings end up over-designed (wasted concrete and steel) or under-designed (cracking once the clay moves).

Most councils and certifiers also won't approve a granny flat, whether it's going through as a Complying Development Certificate or a Development Application, without a site classification attached to the structural documentation, so it's rarely optional in practice either. Ordering it early also avoids a stalled approval: if the classification comes back higher than expected, the structural engineer needs time to redesign the footings before the drawings are locked in, not after they've already been submitted.

What does the test involve on the day?

For a standard residential classification, the field work is quick: a hand auger borehole on the building footprint, two Dynamic Cone Penetrometer (DCP) tests for in-situ bearing capacity, and a walkover of the site to note anything that affects reactivity, such as fill, trees, slope or drainage. There's no drilling rig involved and no need to close off the yard for a day. Most granny flat site visits are done in under an hour, and the engineer doesn't need the existing dwelling vacated or disturbed to get the readings.

The samples recovered from the borehole are logged visually on site and assessed against known regional geology, an engineering-judgement method that AS 2870 explicitly permits and that most Sydney councils accept for residential classifications. There's no lab turnaround built into the standard process either, which is one of the reasons this classification method suits a granny flat's smaller budget and shorter design timeline better than a heavier, lab-tested investigation.

What does the report contain?

A proper site classification report is more than a single letter grade. It includes the borehole log (what was found, at what depth), the results of the DCP testing, the site classification itself (A, S, M, H1, H2, E or P, explained in full in our AS 2870 site classifications guide), footing recommendations referenced back to the AS 2870 tables, and sign-off from a registered engineer. That engineer's signature is what a certifier or council is actually looking for on the DA or CDC package: the report needs to be signed, not just a set of field notes.

What does a soil test for a granny flat cost in Sydney?

Pricing varies by provider and by site, but as a general market guide, most Sydney providers charge somewhere in the high hundreds to just over a thousand dollars for a standard residential classification on a flat, accessible metro block. Sloping sites, larger footprints, known fill, or a request for extra boreholes will generally push a job toward the upper end of that range or beyond it, because more field time and more engineering judgement go into the report. Get a fixed fee confirmed against your actual site and footprint before booking, rather than relying on a flat number quoted without seeing the job.

How long does it take, start to finish?

The process runs in days, not weeks, once a provider is engaged. Booking the site visit is usually the longest lead time in the process rather than the reporting itself, since the classification and write-up can move quickly once the field data is in hand. A realistic expectation for a standard granny flat classification is a signed report within one to two weeks of the site visit, faster if there's genuine urgency and no lab testing is required.

What can affect the classification?

A handful of site conditions push a granny flat's classification higher, and knowing them before the site visit helps set expectations. Reactive clay is the big one: much of the Sydney basin sits on shale-derived clays that shrink and swell noticeably with moisture, which is why Class M and above are common locally. Uncontrolled fill under or near the proposed footprint can push a site toward a Class P rating, which needs custom engineering outside the standard AS 2870 tables. Established trees close to the footprint dry the soil unevenly through root uptake, which can worsen reactivity near the trunk line, and removing or retaining a tree near the proposed footprint is worth raising with the engineer before the site visit rather than after. A sloping site adds complexity too, because the classification has to account for how water moves across and through the block, not just what sits directly under the slab. None of these rule out a granny flat, they just change what the footing design has to account for, and they're exactly why a classification measured on the actual site beats a number guessed from a neighbouring property.
