Earthworks takeoff

Earthworks and bulk excavation takeoffs off the civil set

What an earthworks takeoff measures

Earthworks is measured in cubic metres from levels, not from areas. We work from the existing survey, the proposed finished levels on the civil set, and the structural drawings for the basement and footing depths. Bulk excavation is the volume between existing surface and the bulk level. Detailed excavation is the footings, pile caps, lift pits and trenches below that. Fill is the volume up to the pad or the subgrade, split by material where the specification calls for it.

Where the engineer has published cut and fill volumes, we measure independently and show both figures, so the tender carries a number you can defend.

  • Site strip and topsoil by area and depth
  • Bulk excavation to the bulk level, by zone, in cubic metres
  • Basement dig with batter or shoring line stated
  • Detailed excavation to footings, pile caps, lift pits and service trenches
  • Fill by type: engineered fill, select fill, bedding, imported versus site-won
  • Spoil to be carted off site, with the bulking factor shown
  • Retention: shoring, shotcrete, retaining walls where they sit in the earthworks package

One package inside the civil tender

On a subdivision or a commercial site the earthworks is one package in a bigger civil bill, next to pavements, kerbs, stormwater and site services. We build it in the tender's own package structure so the earthworks lines drop straight into your submission. On a residential basement the earthworks sits next to the piling, the shoring and the slab, measured from the same structural set as the formwork.

The markup shows the cut and fill zones coloured on the site plan, the basement outline, and each footing and pit counted, with a legend that reconciles to the bill.

Who sends us earthworks drawings

Earthmoving and excavation contractors pricing a builder's or a civil contractor's request for quote. Civil contractors tendering a subdivision or a site package. Builders who want the basement dig and the detailed excavation measured before they compare prices.

Send the survey, the civil set and the structural set. If there is a geotechnical report, send it too. It tells us what the material is, which changes how you will price the dig.

What you get

An earthworks bill in Excel, in cubic metres

Strip, bulk, detailed excavation, fill and spoil as their own blocks, with zones, depths and the bulking factor stated. Rates blank.

A markup of cut, fill and dig zones

Zones coloured on the site plan, footings and pits counted, legend reconciled to the bill.

Engineer's volumes checked

Where the civil set publishes volumes, our independent measure sits beside them so you know which number to tender.

Two pages from real HYKSOS work. The full sample packs are on the sample page, and the formwork sample is a single PDF.

How it works

  1. Send your drawings. Upload the set or share a link. PDF is fine, DWG is fine too.
  2. Free drawing review and a fixed fee the same day. We open every sheet, size the job and come back with a fixed fee and a delivery date.
  3. Measured, marked up and billed in 3 to 5 days. The bill in Excel and the markup PDF land in your inbox, every line referenced to a drawing.
  4. One round of questions included. Ask about any line and we walk you through where it came from.

Questions

Do you measure bulk earthworks from a survey?

Yes. The volume is the difference between the existing survey surface and the proposed bulk level on the civil set, measured by zone. If a digital terrain model is available we use it. If only a contour plan is available we measure from the contours and say so on the bill.

Is the basement dig part of the earthworks takeoff?

Yes. The basement is measured to the bulk level with the batter or the shoring line stated, then the footings, lift pits and pile caps below it are measured as detailed excavation.

Do you include spoil cartage?

Spoil to be carted off site is a separate line in loose cubic metres with the bulking factor shown, so you can price the trucks against it.

Can you measure the whole civil package, not just the earthworks?

Yes. The earthworks takeoff is one package of the civil estimating service, which covers pavements, kerbs, stormwater, site services and structure in the tender's package structure.
